Property: 82-unit 55+ apartment and cottage community
Job Type: Full-Time, On-Site
Schedule: Monday–Friday with occasional weekend availability as needed
About the Position
We are seeking an experienced, hands-on Property Manager to oversee a well-established 82-unit 55+ apartment and cottage community in Mustang.
This is a stabilized property with a long operating history and currently approximately 95% occupancy. The community includes both traditional apartments and single-story cottage-style homes.
We are looking for someone who can step into the role with minimal training and take ownership of the day-to-day operation of the property.
Leasing and resident relations are especially important in this position. The ideal candidate is comfortable selling the value of a community, conducting tours, following up consistently with prospects, and asking for the lease.
Responsibilities
- Manage the day-to-day operation of the community
- Respond quickly and professionally to leasing inquiries
- Conduct property and unit tours
- Follow up consistently with prospects until they lease or are no longer interested
- Maintain high occupancy and minimize vacancy
- Process applications, leases, renewals, notices and move-ins
- Build strong relationships with current residents
- Coordinate maintenance requests and unit turns
- Inspect vacant units and ensure they are clean and show-ready
- Monitor delinquency and assist with collections
- Maintain accurate resident and prospect information in property-management software
- Help market available apartments and cottages
- Monitor local competitors, rents and concessions
- Maintain the appearance and presentation of the office, model/vacant units and community
- Communicate regularly with ownership regarding occupancy, leasing activity, maintenance and resident issues
- Work closely with ownership and remote administrative/marketing support
What We're Looking For
Property management or apartment leasing experience is strongly preferred.
The strongest candidates will have:
- Experience managing or leasing multifamily apartments
- A proven ability to convert inquiries into tours and tours into leases
- Strong sales and customer-service skills
- Excellent phone and in-person communication
- Experience with property-management or leasing software
- Good organizational and follow-up habits
- Ability to handle resident issues professionally
- Experience coordinating maintenance and unit turns
- Basic understanding of Fair Housing requirements
- Ability to work independently and make good decisions
- Reliable attendance and dependable follow-through
Experience with 55+, active-adult, independent-living or senior communities is a plus, but not required.

Compensation
$50,000-$60,000 annually, depending on experience
