About the RoleWe're looking for a hands-on, organized leader to oversee the physical and operational health of our building. As Director of Facilities Operations, you'll manage everything from building systems and vendor relationships to staffing and inspections, ensuring The W at Sanford meets the highest safety, compliance, and service standards. You'll report directly to the Administrator and play a key role in keeping our community running smoothly day to day.
What You'll DoOversee building operations, maintenance, and major repairs (HVAC, roof, electrical, elevator, boiler, plumbing, and more) in compliance with NYC building code
Secure all required city and state permits and inspections
Serve as building liaison for FDNY, NYPD, sanitation, and other city agencies
Manage and support nonclinical staff including Maintenance, Housekeeping, Laundry, Porters, and Dietary supervisors — including hiring, training, scheduling, and minimizing overtime
Select and oversee external contractors for cleaning, waste disposal, plumbing, exterminating (including proactive bed bug, rodent, and roach management), landscaping, and special repairs
Monitor and procure supplies and food for building operations and kitchen needs, including inventory management
Maintain budgets, receipts, and bid records for facility maintenance and operations
Organize special projects with department heads and oversee deep cleaning schedules
Work with housekeeping and the Case Manager (CM) to maintain order and cleanliness in resident rooms, including hoarding situations
Keep storage rooms organized, inventoried, and well maintained
Conduct surprise inspections of managed departments and monthly building safety walkthroughs
Coordinate fire drills, safety trainings, and emergency response readiness
Support the Administrator in staff orientation, coaching, and professional development
Bachelor's degree or higher
3-5 years of job-related experience in property management and event management
Experience leading and supervising professional staff
Knowledge of federal, state, and city regulations in resource and property management
Experience managing budgets and training programs
Strong communication, organization, and vendor management skills
Proficiency in Microsoft Word and Excel
Flexibility to work evenings, weekends, and holidays as needed
S-95 Certificate of Fitness, Fire Safety Director (F-89), Certificate of Fitness for boiler operation, and/or OSHA 30 are a plus, though not required
Ability to stand, walk, and climb stairs/ladders for extended periods, including during inspections and repairs
Ability to lift and carry up to 50 lbs
Ability to bend, kneel, crouch, and reach overhead
Comfortable working in varying conditions, including confined spaces and outdoor weather
Manual dexterity to operate hand and power tools
