CONSTRUCTION PROJECT SUPERINTENDENT

Salary: $4,775.18 to $5,273.30 / Biweekly

$124,154.68 - $137,105.80 / Annually

DEFINITION

Under the supervision of the Assistant Director of Capital Improvements or the Director of Capital Improvements, coordinates, supervises, and inspects work performed on a variety of renovation and reconstruction projects, including the repair and maintenance of dwelling units, buildings, and structures, and performs related work as required.


ESSENTIAL FUNCTIONS

  • Coordinates among consultants, contractors, and the Housing Authority, and follows up through the renovation and reconstruction process; and
  • May prepare detailed specifications and estimates; and
  • Researches and selects materials, plans, directs, inspects, and supervises the work of a group of skilled and semi-skilled workers engaged in the repair and maintenance of dwelling units, buildings, structures, grounds, and equipment; and
  • Assists with developing specifications and budgets for projects; and
  • Coordinate work sessions with contractors, vendors, and other involved parties to develop schedules; and
  • May participate in a variety of technical processes, including bid preparation, agenda, and bid evaluations; and
  • Inspects projects in progress and at completion for final acceptance of conformance and design; and
  • Prepares correspondence and reports on assigned projects; and
  • Examines plans, calculations, and specifications of complex projects for compliance with City regulatory codes, ordinances, and Housing Authority policy; and
  • Supervises construction inspector(s) as assigned.


MARGINAL FUNCTIONS

Performs other related duties as required.


MINIMUM QUALIFICATIONS

High school diploma with vocational, technical school training in a construction-related field; and

Five years of full-time exposure to all phases of construction processes.

Equivalent combinations of education, training, and experience will be considered.

AND

Possession of a valid California driver's license and an insurable driving record.

Bilingual skills in Mandarin, Cantonese, Vietnamese, and/or Spanish are a plus.


KNOWLEDGE, SKILLS AND ABILITIES

KNOWLEDGE OF: a wide range of current architectural principles and practices, building and construction methods; City building codes and regulations; basic concepts of the architectural decision and construction processes.

SKILL IN: preparing and developing specifications; making field inspections and filing reports; methods, materials, tools, and equipment used in building construction, renovation work; methods used in requisitioning, receiving, checking, storing, and issuing materials and supplies. Coordinate and meet with consultants, architects, engineers, contractors, residents, and groups.

ABILITY TO: organize and coordinate work in order to effectively utilize staff resources and to supervise and inspect the work of the building trades of skilled and semi-skilled workers. Establish and maintain cooperative relations with staff, residents, contractors, and developers; analyze situations accurately and take timely, effective and independent action; prepare reports; communicate effectively, both orally and in writing (or with audio and visual capacities); facilitate programs and policy development; represent the Authority in technical negotiations with contractors, residents, and other community groups; make public presentations; and other abilities as specified in the State of California Division of Industrial Accidents form RB-91 for this classification.
