Senior Property Manager: New Development Lease-UpCarrollton, GeorgiaFull-Time | $65,000–$80,000/year + Lease-Up IncentivesAt Vision Realty & Management, we make property management easy for everyone. We are looking for an experienced Senior Property Manager to lead the launch, lease-up, and ongoing management of a brand-new 80-unit multifamily development in Carrollton, Georgia, with retail/commercial space on the ground floor.This is not a position where you step into an already stabilized portfolio. Guide with Clarity.We expect our leaders to take ownership, communicate clearly, solve problems before they become larger problems, and continually improve the systems and properties they manage.ABOUT THE ROLEYour primary responsibility will initially be the successful opening and lease-up of a new 80-unit mixed-use development in Carrollton.You will take ownership of the property through preleasing, opening, initial occupancy, stabilization, and ongoing operations.During the lease-up period, responsibilities will include:Developing and executing the property's preleasing strategyManaging leasing activity, lead follow-up, tours, applications, and move-insTracking leasing velocity, occupancy, traffic, conversion rates, and other lease-up KPIsHelping establish rental rates, concessions, leasing promotions, and competitive positioningCoordinating property launch and opening eventsBuilding relationships with local businesses, employers, organizations, and referral sourcesCreating a strong resident experience from the first move-in forwardOverseeing resident communications and issue resolutionCoordinating maintenance, vendors, turns, inspections, and property readinessEnsuring units and common areas are ready for tours and move-insManaging collections, delinquency, lease enforcement, and dispossessory processes when necessaryWorking with accounting to ensure property financials, charges, deposits, and reporting are accurateManaging the operational needs of the ground-floor retail/commercial componentMonitoring property performance and providing clear reporting to company leadership and ownershipThe first 90 days will be heavily focused on preleasing and opening the property. This period will require flexibility in scheduling, including some evenings, weekends, leasing events, and other activities based on prospect traffic and the needs of the lease-up.This is an on-site and field-focused position during the initial lease-up.After the property is successfully leased and stabilized, there will be an opportunity for some work-from-home flexibility, while additional properties are gradually added to the Senior Property Manager's portfolio.As the portfolio grows, responsibilities will expand beyond the initial development to include broader property operations, owner relationships, financial performance, team leadership, and portfolio management.MINIMUM REQUIREMENTSTo be considered for this position, candidates must have:5+ years of property management or real estate experienceMultifamily property management experienceDirect lease-up experience with a new multifamily developmentDemonstrated success in leasing, sales, or occupancy growthGeorgia real estate license in good standingStrong customer service and resident relations experienceStrong organizational, communication, and problem-solving skillsAbility to independently manage competing priorities and make sound operational decisionsAbility to work a flexible schedule during the initial lease-up periodComfort working in a fast-moving environment where processes and operations are being established in real timePREFERRED EXPERIENCEStrong candidates will also have experience with:Rent collection and delinquency managementDispossessory filings and eviction processesMagistrate court appearances or other landlord-tenant court mattersMaintenance coordination and vendor managementUnit turns, inspections, and make-ready coordinationProperty openings and new-development lease-upsLeasing events, community outreach, and local marketingCommercial or mixed-use property managementProperty management software and operational reportingManaging or coordinating remote team membersWHAT SUCCESS LOOKS LIKEThis role will be measured by results.During the lease-up, key performance indicators will include metrics such as:Preleasing activityOccupancy growthLead-to-tour conversionTour-to-application conversionApplication-to-move-in conversionLeasing velocityResponse and follow-up timesMove-in readinessDelinquency and collectionsResident experienceProperty condition and operational readinessAdditional leasing incentives will be available for meeting or exceeding defined lease-up KPIs.The objective is not simply to fill units.
