About the Opportunity
We are seeking an experienced Director of Maintenance to lead maintenance operations across a large, multi-unit QSR restaurant organization.
This is a senior leadership role responsible for ensuring restaurant equipment, facilities, and critical systems remain safe, reliable, and operational across multiple markets. The ideal candidate understands the urgency of QSR operations and knows that equipment downtime, refrigeration issues, HVAC failures, and facility problems directly impact restaurant performance.
This leader will oversee internal maintenance teams, third-party vendors, preventive maintenance programs, repair and replacement strategy, capital projects, and maintenance budgets while partnering closely with Operations, Development, and Construction.
Position Overview
The Director of Facilities & Maintenance will own the maintenance strategy for a distributed portfolio of quick-service restaurants.
This position requires a strong technical background in HVAC, refrigeration, commercial kitchen equipment, and restaurant facilities, combined with the leadership and financial skills needed to manage technicians, vendors, budgets, systems, and service levels across multiple locations.
The successful candidate will be equally comfortable analyzing maintenance data, negotiating vendor agreements, coaching field technicians, and responding quickly when restaurant operations are at risk.
Key Responsibilities
Maintenance Operations & Strategy
Lead maintenance operations across multiple QSR markets
Ensure restaurant equipment and facilities remain safe, functional, and operational
Develop and manage preventive maintenance programs designed to reduce downtime and extend equipment life
Create repair-versus-replacement strategies using cost, operational impact, and asset condition
Identify maintenance trends and implement long-term solutions
Partner with restaurant operations leadership to prioritize critical repair needs
R&M Budget Management
Develop and manage the annual repair and maintenance budget
Monitor maintenance spending and identify opportunities to reduce unnecessary costs
Analyze repair trends, equipment history, and replacement costs
Develop financial recommendations for equipment replacement and capital investment
Maintain accountability around maintenance expenditures across all markets
Work Order Management
Oversee work order systems and service dispatch processes
Ensure work orders are prioritized, tracked, and resolved efficiently
Monitor service response times and completion rates
Improve communication between restaurant operators, technicians, and vendors
Experience with systems such as ServiceChannel, Corrigo, EkoTrak, or similar platforms is highly preferred
Technician & Fleet Management
Lead and develop maintenance technicians and field leadership
Optimize technician territories, workload, and scheduling
Balance internal technicians with third-party service providers
Develop a scalable field maintenance strategy as the restaurant portfolio grows
Support technician recruiting, onboarding, training, and development
Vendor Management
Manage regional and national maintenance vendors
Negotiate service agreements, pricing, and performance expectations
Establish SLAs and measurable vendor performance standards
Evaluate vendor performance and make changes when service expectations are not met
Build strong relationships with key equipment and service partners
HVAC, Refrigeration & Kitchen Equipment
Provide leadership and technical direction related to:
HVAC systems
Walk-in and reach-in refrigeration
Freezers
Ice machines
Commercial cooking equipment
Exhaust and ventilation systems
Electrical and plumbing systems
Restaurant facility systems
Ensure proper diagnosis and timely resolution of equipment failures
New Restaurant Development & Capital Projects
Partner with Development and Construction teams on new restaurant openings
Support equipment specifications and facility planning
Assist with remodels, equipment replacements, and capital projects
Review plans and technical drawings when needed
Ensure maintenance considerations are incorporated into new restaurant development
Data & Performance Management
Develop and track maintenance KPIs
Analyze work order volume, repair costs, equipment reliability, vendor performance, and response times
Identify recurring equipment problems and implement corrective strategies
Prepare maintenance performance reports for senior leadership
Use data to improve efficiency, reduce costs, and increase equipment uptime
Emergency Response
Provide leadership during critical equipment failures and restaurant emergencies
Ensure appropriate escalation and response procedures are followed
Coordinate internal technicians and external vendors during urgent situations
Minimize restaurant downtime and operational disruption
Safety & Compliance
Ensure compliance with mechanical, safety, environmental, and regulatory requirements
Maintain appropriate maintenance documentation
Promote safe working practices among technicians and vendors
Ensure restaurant equipment and facilities meet company and regulatory standards

Qualifications
10+ years of progressive facilities or maintenance experience preferred
5+ years of leadership experience managing multi-site maintenance teams or vendor networks
Strong experience supporting QSR, restaurant, retail, convenience store, or other multi-unit operations
Deep knowledge of HVAC, refrigeration, and commercial kitchen equipment
EPA Certification required or strongly preferred
HVAC/Refrigeration certification or equivalent technical training preferred
Experience managing repair and maintenance budgets
Experience with preventive maintenance programs
Strong vendor management and contract negotiation experience
Experience with work order management platforms such as ServiceChannel, Corrigo, EkoTrak, or similar systems
Ability to read and interpret blueprints and technical drawings
Knowledge of mechanical codes and regulatory requirements
Valid driver's license and ability to meet company driving requirements
Ability to travel approximately 25% to 40%
