Commercial Construction Project Manager

Job Summary

We are seeking an experienced Commercial Construction Project Manager to oversee commercial construction projects from preconstruction through final completion and closeout. This position is responsible for managing project schedules, budgets, subcontractors, contracts, procurement, quality, safety coordination, and client relationships to ensure projects are delivered on time, within budget, and according to contract requirements.

The ideal candidate is a hands-on construction professional with strong leadership, financial management, communication, and problem-solving skills and a thorough understanding of commercial construction practices.

Key Responsibilities

Project Planning & Execution

· Manage commercial construction projects from preconstruction and mobilization through completion and closeout.

· Review plans, specifications, contracts, scopes of work, and project requirements.

· Develop and maintain project schedules, budgets, procurement plans, and milestone dates.

· Coordinate with owners, architects, engineers, consultants, subcontractors, vendors, and field personnel.

· Partner closely with the Superintendent to coordinate field operations and maintain project schedules.

· Lead project kickoff, progress, coordination, and closeout meetings.

· Monitor project progress and proactively resolve issues that could impact cost, schedule, quality, or client satisfaction.

Financial Management

· Establish, manage, and forecast project budgets and costs.

· Track committed costs, actual costs, projected costs, and project profitability.

· Review and approve subcontractor and vendor invoices.

· Prepare and manage owner billing, pay applications, and supporting documentation.

· Identify, price, negotiate, and manage change orders.

· Monitor project financial performance and provide regular cost-to-complete forecasts.

· Work to protect project margins while maintaining quality and client relationships.

Subcontractor & Vendor Management

· Assist with subcontractor bidding, leveling, selection, and contract awards.

· Develop clear scopes of work and identify scope gaps before subcontract execution.

· Manage subcontractor performance, scheduling, compliance, and contractual obligations.

· Coordinate procurement of materials and equipment, including long-lead items.

· Resolve subcontractor and vendor issues promptly to minimize project disruption.

Contract Administration & Documentation

· Administer owner contracts, subcontracts, purchase orders, and change orders.

· Manage RFIs, submittals, shop drawings, meeting minutes, change documentation, and project correspondence.

· Maintain complete and accurate project records.

· Review contract documents to identify requirements, exclusions, risks, and potential changes.

· Ensure notices and other contractual documentation are issued within required timeframes.

Schedule & Coordination

· Develop and maintain overall project schedules in coordination with the Superintendent.

· Track critical-path activities, procurement milestones, inspections, and owner decisions.

· Conduct look-ahead planning and identify potential schedule conflicts or delays.

· Coordinate with field teams to ensure labor, materials, equipment, and subcontractors are available when required.

· Develop recovery plans when projects fall behind schedule.

Quality & Safety

· Promote a strong culture of safety and accountability.

· Coordinate with Superintendents and safety personnel to ensure compliance with company policies, OSHA requirements, and project-specific safety plans.

· Monitor construction quality and compliance with plans, specifications, codes, and contract requirements.

· Coordinate inspections, testing, punch-list activities, and corrective work.

· Ensure deficiencies are documented and resolved promptly.

Client & Stakeholder Management

· Serve as a primary point of contact for owners and project stakeholders.

· Maintain professional relationships with clients, architects, engineers, subcontractors, and vendors.

· Provide timely and accurate project updates regarding schedule, budget, changes, and risks.

· Manage client expectations and proactively address concerns.

· Support repeat business by delivering a high level of service throughout the project.

Project Closeout

· Manage punch lists, final inspections, commissioning, and project turnover.

· Coordinate collection of warranties, O&M manuals, as-built drawings, attic stock, training documentation, and other closeout requirements.

· Obtain final approvals and support certificate-of-occupancy requirements.

· Reconcile outstanding change orders and project costs.

· Coordinate final billing, subcontractor closeout, and release documentation.

· Conduct project lessons-learned reviews.

Qualifications

· Bachelor’s degree in Construction Management, Civil Engineering, Architecture, Business, or a related field preferred; equivalent commercial construction experience may be considered.

· 5+ years of commercial construction project management experience preferred.

· Demonstrated experience managing commercial projects from preconstruction through closeout.

· Strong knowledge of construction drawings, specifications, contracts, scheduling, estimating, and construction methods.

· Experience managing subcontractors, vendors, budgets, change orders, and project documentation.

· Strong understanding of project cost controls and financial forecasting.

· Excellent leadership, communication, negotiation, and problem-solving skills.

· Ability to manage multiple priorities and make timely decisions in a fast-paced construction environment.

· Proficiency with Microsoft Office and construction management software.

Preferred Experience

· Experience with commercial ground-up construction, tenant improvements, renovations, and/or occupied-facility projects.

· Experience with Procore or similar construction management software.

· Experience with scheduling platforms such as Microsoft Project or Primavera P6.

· Experience with Bluebeam or similar plan review software.

· OSHA 30 certification.

· PMP, CCM, LEED, or other relevant professional certification is a plus.
