The Opportunity

Are you a proactive construction Project Manager with a proven track record of delivering complex commercial adaptive reuse and historic projects? The Project Delivery Group West is seeking a highly organized, results-driven Construction Project Manager to lead full-lifecycle delivery for a high-profile $15M renovation and adaptive reuse project at 1035 Howard Ave in San Francisco.


This project entails converting a 60,000 sq. ft. historic warehouse into a state-of-the-art self-storage facility, restoring its historic facade, building out 1st-floor Tenant Improvement (TI) space, and executing major building utility service upgrades within a union labor environment.

The Role

You will serve as the primary Project Manager driving the project from pre-construction and trade buyout through field execution, commissioning, and final closeout. Acting as the central point of contact for ownership, design teams, historic preservation consultants, union trade partners, and San Francisco municipal agencies (SFDBI, SFPUC, PG&E), you will hold full accountability for project budget, master schedule, risk management, safety, and quality.


Key Responsibilities

Project Leadership & Stakeholder Management

  • Project Execution: Lead day-to-day project operations, ensuring work aligns strictly with contract documents, historic preservation guidelines, and safety standards.
  • Stakeholder Liaison: Act as primary liaison between Project Ownership, Design Teams, Structural/MEP Engineers, Historic Consultants, and Union Representatives.
  • Urban Logistics: Manage site logistics, material delivery scheduling, and trade sequencing in a dense downtown San Francisco street footprint.

Financial & Contract Management

  • Budget & Cost Control: Administer the $15M budget, tracking cost forecasts, pay applications, owner billings, and monthly cash flow projections.
  • Procurement & Buyout: Lead the project buyout process—including scope drafting, bid leveling, union subcontractor negotiation, and contract awards.
  • Change Management: Proactively identify, evaluate, and negotiate Owner and Subcontractor Change Orders, RFPs, and schedule extension requests to protect project margin.

Technical Oversight & Municipal Coordination

  • Master Scheduling: Maintain and update the baseline CPM schedule, critical path sequencing, long-lead procurement tracking, and turnover milestones.
  • Document Control: Manage complete document workflow (RFIs, submittals, shop drawings, ASIs, and as-built records) using Procore and Bluebeam.
  • AHJ & Utility Navigation: Coordinate with San Francisco building inspectors (SFDBI), San Francisco Planning/Historic Preservation, and local utility providers (PG&E / SFPUC) for major utility tie-ins and service upgrades.

Qualifications

  • Experience: 7+ years of commercial Project Management experience with a General Contractor or CM firm. Direct experience with adaptive reuse, historic facade restoration, commercial TIs, or self-storage facilities is strongly preferred.
  • Union & SF Experience: Proven experience managing union labor trades and a deep understanding of Bay Area union jobsite dynamics, SFDBI permitting processes, and San Francisco building codes.
  • Financial Mastery: Proven success managing $10M+ project budgets, full trade buyout, bid leveling, and cost forecasting.
  • Technical Proficiency: Proficient with modern PM tools (Procore, Bluebeam Revu, MS Project or Primavera P6) and expert ability to interpret structural, MEP, and architectural drawing sets.
  • Education: Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field preferred.

Compensation & Benefits

  • Base Salary Range: $145,000 – $175,000 / year (Commensurate with experience and SF market rates).
  • Bonus Potential: Performance-based completion bonuses tied to budget, schedule, and safety metrics.
