This position will work alongside our construction leadership, maintenance professionals, subcontractors, and property management teams on apartment renovations, unit turns, property improvements, capital projects, and construction projects.\nThis is an excellent opportunity for someone with carpentry and general construction experience who enjoys hands-on work, takes pride in craftsmanship, and wants an opportunity to expand their skills and responsibilities as J & M continues to grow.\n\nPosition Summary\nThe Construction & Renovation Assistant is responsible for assisting with and performing a wide variety of construction, remodeling, repair, and property improvement activities throughout J & M's portfolio.\nThe position requires someone who can work independently when appropriate while also taking direction from construction supervisors, project managers, maintenance leadership, and other skilled tradespeople.\nThe successful candidate will be dependable, productive, safety-conscious, organized, mechanically inclined, and committed to producing high-quality work.\nProjects may range from smaller apartment repairs and unit turns to complete apartment renovations and larger property improvement or construction projects.\n\nPrimary Responsibilities\nCarpentry & Construction\nPerform and assist with general carpentry and construction work, including:\n\nFraming walls, soffits, openings, and other structural or non-structural components.\nInstalling and repairing interior and exterior doors.\nInstalling door frames, hardware, locks, and trim.\nInstalling baseboard, casing, crown molding, and other finish carpentry.\nInstalling cabinets, vanities, countertops, shelving, and hardware.\nConstructing and repairing decks, stairs, railings, fencing, and similar structures.\nMeasuring, cutting, assembling, and installing construction materials accurately.\nPerforming demolition and preparing spaces for renovation.\nAssisting with rough and finish carpentry.\nRepairing damaged woodwork and building components.\nReading measurements, plans, specifications, and basic construction drawings.\nUsing levels, squares, lasers, and other measuring equipment to ensure accurate installation.\nIdentifying construction issues and communicating potential solutions to supervisors.\n\nApartment Renovations & Unit Turns\nAssist with complete apartment renovation and turnover projects, including:\n\nDemolition and removal of cabinets, flooring, fixtures, doors, trim, drywall, and other materials.\nPreparing units for remodeling and reconstruction.\nDrywall installation, patching, finishing, and repair.\nInterior painting, touch-up painting, caulking, and finishing.\nInstallation of cabinets, countertops, vanities, shelving, and hardware.\nInstallation and repair of doors, trim, baseboards, and other finish materials.\nFlooring removal and preparation for new flooring.\nAssisting with installation of LVP, laminate, or other flooring when required.\nInstalling blinds, mirrors, bath accessories, closet systems, and miscellaneous fixtures.\nInstalling appliances and completing basic appliance hookups when permitted.\nPerforming punch-list work before renovated apartments are returned to property management.\nInspecting completed work for workmanship, appearance, cleanliness, and completeness.\nHelping ensure renovated units are completed on schedule and ready for occupancy.\n\nGeneral Construction Support\nProvide hands-on assistance to construction supervisors and skilled trades on larger renovation and capital improvement projects.\nResponsibilities may include:\n\nSite preparation.\nMaterial staging and organization.\nDemolition.\nFraming.\nDrywall.\nInsulation.\nFinish carpentry.\nCabinet installation.\nFlooring preparation.\nPainting and finishing.\nExterior improvements.\nDeck and railing repairs.\nSiding and exterior trim repairs.\nWindow and door replacement.\nLandscaping and exterior property improvements related to construction projects.\nConstruction cleanup.\nFinal punch-list completion.\n\nThe Construction & Renovation Assistant may work alongside licensed electricians, plumbers, HVAC contractors, and other subcontractors but will not perform work requiring a license unless appropriately licensed and authorized to do so.\n\nProject & Jobsite Responsibilities\n\nReceive daily and weekly assignments from construction or maintenance leadership.\nUnderstand the scope of work before beginning each project.\nHelp determine materials, tools, and equipment needed to complete assigned work.\nMaintain an organized and professional jobsite.\nProtect occupied areas and existing finishes during construction.\nMinimize disruption to residents and property operations.\nTrack project progress and communicate delays, material shortages, or unforeseen conditions.\nTake photographs and document project progress when requested.\nAssist with material takeoffs and measurements.\nPick up and deliver construction materials when necessary.\nReceive and verify deliveries.\nKeep construction materials organized and protected.\nReduce unnecessary material waste.\nMaintain clean and safe work areas throughout each project.\nComplete assigned punch-list items promptly.\nHelp ensure projects meet J & M's quality expectations before final completion.\n\nTools & Equipment\nThe successful candidate should have experience using or be willing to become proficient with common construction tools, including:\n\nCircular saws.\nMiter saws.\nTable saws.\nReciprocating saws.\nJig saws.\nDrills and impact drivers.\nNail guns and compressors.\nSanders and grinders.\nRotary hammers.\nOscillating multi-tools.\nLevels and laser levels.\nTape measures and layout tools.\nLadders and scaffolding.\nHand tools commonly used in carpentry and construction.\n\nEmployees are expected to use tools and equipment safely and according to manufacturer instructions and company safety policies.\n\nProperty Maintenance Support\nWhen construction schedules allow, this position may assist J & M's property maintenance team with general repairs and property improvement projects, including:\n\nDoor and lock repairs.\nCabinet and countertop repairs.\nDrywall repairs.\nTrim and carpentry repairs.\nFlooring repairs.\nMinor plumbing repairs within the employee's qualifications and applicable regulations.\nMinor electrical-related tasks that do not require a licensed electrician.\nAppliance installation and basic troubleshooting.\nExterior building repairs.\nPreventative maintenance projects.\nCommon-area improvements.\nEmergency property repairs when necessary.\n\nSafety Responsibilities\nSafety is an essential responsibility of this position.\nThe Construction & Renovation Assistant is expected to:\n\nFollow OSHA requirements and company safety procedures.\nWear required personal protective equipment.\nMaintain clean and safe jobsites.\nProperly operate power tools and construction equipment.\nIdentify and report unsafe conditions.\nUse ladders, scaffolding, and fall protection appropriately.\nFollow proper procedures when working around electrical, plumbing, mechanical, or other building systems.\nUnderstand that work requiring licensed professionals must be performed by appropriately qualified personnel.\nImmediately report injuries, accidents, property damage, or safety concerns.\n\nRequired Qualifications\nThe ideal candidate will have:\n\n2+ years of hands-on construction, remodeling, carpentry, apartment maintenance, or related experience preferred.\nDemonstrated experience with basic and finish carpentry.\nExperience with residential construction or remodeling.\nAbility to accurately measure, cut, assemble, and install building materials.\nFamiliarity with drywall, painting, doors, trim, cabinets, flooring, and general construction.\nAbility to safely operate common hand and power tools.\nBasic understanding of residential building systems.\nAbility to identify problems and develop practical solutions.\nAbility to follow verbal and written instructions.\nStrong attention to detail.\nValid driver's license and acceptable driving record if operating company vehicles is required.\nReliable transportation to assigned work locations.\nAbility to pass any pre-employment screening required by company policy and applicable law.\n\nA high school diploma, GED, vocational training, apprenticeship, or equivalent combination of education and construction experience is preferred.\n\nPreferred Qualifications\nAdditional consideration will be given to candidates with experience in:\n\nMultifamily apartment credentials are considered a plus.\n\nPhysical Requirements\nThis is a physically active construction position.
