This Project Manager role oversees commercial construction projects throughout the Hampton Roads region, leading work from preconstruction through closeout. You ensure projects are delivered on time, within budget, and in alignment with quality and safety objectives while coordinating with owners, design partners, subcontractors, and internal teams. The position requires a strong background in commercial construction, proven leadership skills, and the ability to manage multiple stakeholders in a fast-paced environment.

Responsibilities
  • Manage all phases of commercial construction projects from award through completion, including preconstruction, construction, and closeout.
  • Develop, maintain, and update detailed project schedules, budgets, and forecasts to ensure timely and cost-effective delivery.
  • Lead project planning efforts and coordinate activities among owners, architects, engineers, subcontractors, and internal project teams.
  • Review and interpret project documents, specifications, drawings, and contract requirements to ensure alignment with project goals.
  • Oversee subcontractor procurement, including soliciting proposals, negotiating terms, and administering contracts.
  • Manage subcontractor performance, ensuring work meets quality standards, schedule milestones, and contractual obligations.
  • Monitor project costs, track financial performance, and implement strategies to maintain profitability and control expenses.
  • Prepare and present project updates, financial reports, and progress reports to internal leadership and external clients.
  • Identify and mitigate project risks, schedule impacts, and budget concerns, proactively addressing issues before they affect project outcomes.
  • Ensure compliance with company quality standards, project specifications, and regulatory requirements across all phases of construction.
  • Collaborate closely with Superintendents to coordinate field operations, resolve issues, and support effective project execution on site.
  • Lead regular project meetings with stakeholders, maintain effective communication, and document decisions and action items.
  • Manage project coordination activities, including RFIs, change orders, and other contract modifications, ensuring accurate documentation and timely resolution.
  • Support project closeout activities, including punch list completion, turnover documentation, and warranty management to achieve successful project handover.
Essential Skills
  • Demonstrated project management experience in commercial construction.
  • Experience managing projects in sectors such as commercial, multifamily, hospitality, higher education, K-12, healthcare, or mixed-use construction.
  • Experience working with negotiated and design-build projects.
  • Proficiency with construction management platforms such as Procore, Bluebeam, Microsoft Project, or similar tools.
  • Strong construction management and project coordination skills, including oversight of RFIs and change orders.
  • Ability to develop and manage project schedules, budgets, and forecasts.
  • Strong leadership and stakeholder management skills in a fast-paced environment.
  • Ability to review and interpret construction documents, specifications, drawings, and contracts.
  • Solid understanding of subcontractor procurement, contract administration, and performance management.
  • Strong analytical and problem-solving skills to identify and mitigate project risks, schedule impacts, and budget concerns.
  • Excellent verbal and written communication skills for leading meetings and presenting reports to leadership and clients.
Additional Skills & Qualifications
  • Experience coordinating with owners, architects, engineers, subcontractors, and internal teams throughout the project lifecycle.

Work Environment

This is an onsite role based in Virginia Beach, VA, focused on active commercial construction projects in the Hampton Roads region. You work closely with field Superintendents, trade partners, and project stakeholders in a dynamic, fast-paced environment that relies on construction management technologies such as Procore, Bluebeam, Microsoft Project, and similar platforms. The setting involves regular on-site coordination, project meetings, and collaboration across office and field operations to ensure successful project delivery.

Job Type & Location

This is a Permanent position based out of Richmond, VA.

Pay and Benefits

The pay range for this position is $120000.00 - $130000.00/yr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
