This role focuses on supporting unit turnover, completing punch lists, and delivering high-quality finishing work on construction projects. You will handle hands-on tasks such as carpentry, drywall, painting, and general touch-ups while coordinating with subcontractors and managing basic day labor activities. The position requires a dependable, detail-oriented professional who can work with light supervision and consistently complete unit touch-ups within defined timelines.
Responsibilities
- Complete punch-list tasks for each unit within approximately one week, ensuring all required items are addressed thoroughly and accurately.
- Perform general caulking and finishing work, including sealing gaps, joints, and edges to meet quality standards.
- Support the turnover of 10–12 units that require touch-ups, preparing them for occupancy with clean, finished interiors.
- Touch up paint and finishes as needed, including walls, trim, doors, and other surfaces to achieve a uniform appearance.
- Carry out carpentry tasks such as rough and finish carpentry, framing, and installation or repair of wood and metal stud structures.
- Perform drywall work including hanging, patching, and finishing to a smooth, paint-ready surface.
- Use hand tools and construction equipment safely and effectively to complete daily tasks.
- Assist with mechanical, plumbing, and basic electrical-related tasks as directed, within the scope of your skills and training.
- Read and interpret blueprints or construction drawings to understand required work and ensure proper execution.
- Coordinate work with subcontractors to sequence tasks, avoid conflicts, and maintain project timelines.
- Manage and direct basic day labor activities, ensuring tasks are completed safely, efficiently, and to quality standards.
- Carry out general labor duties under light supervision, including site cleanup, material handling, and minor repairs.
- Communicate clearly with supervisors, subcontractors, and team members about progress, issues, and needs on site.
- Participate in onboarding and training to learn site-specific processes, safety protocols, and quality expectations.
- Maintain a professional, dependable presence on site, arriving on time and ready to work each day.

- Competence in using hand tools and basic construction equipment safely and effectively.
- Reliable transportation to travel to construction sites across the county.
- Willingness to participate in training during onboarding and apply new skills quickly.
- Strong character and dependability, with a focus on accountability and quality workmanship.
- Good communication skills to interact with supervisors, subcontractors, and team members clearly and respectfully.
- High level of punctuality, consistently arriving on time and ready to work.
Additional Skills & Qualifications
- Experience in multi-family construction environments, including unit turnover and common area work.
- Ability to work autonomously with limited supervision while maintaining high quality standards.
- Previous experience in finishing or punch-list roles, particularly in residential or commercial projects.
- Experience with metal stud framing and commercial construction techniques.
- Basic electrical, mechanical, and plumbing knowledge within a construction context.
- Ability to read and understand blueprints and construction drawings.
- Bilingual communication skills, enabling effective interaction with a diverse workforce.
- General understanding of construction sequencing and coordination with subcontractors.

Work Environment
The role is based on active construction sites throughout San Diego County, working primarily on first shift. You will operate in a field environment that involves regular use of hand tools and construction equipment, movement between units and buildings, and coordination with subcontractors and day labor. The work takes place in partially completed or finishing-stage units, with typical construction site conditions such as noise, dust, and ongoing trade activity. Attire should be appropriate for construction work, including durable clothing and footwear suitable for safety and comfort on site.

Pay and BenefitsThe pay range for this position is $35.00 - $35.00/hr.
