JOB TITLE: Leasing Specialist, Affordable Housing
LOCATION: Bronx, NY
POSITION: Full Time - In person role
FLSA STATUS: Non-exempt – Eligible for overtime
HOURS OF OPERATION: 9am to 6pm, with an unpaid-hour meal break
SUMMARY/OBJECTIVE:
The Affordable Housing Leasing Specialist is responsible for managing the leasing process for affordable housing units while ensuring full compliance with federal, state, and New York City housing regulations. This role involves working directly with applicants and residents, verifying eligibility, processing applications, and coordinating lease-ups in accordance with programs such as LIHTC, Section 8, and HPD/HDC requirements.
RESPONSIBILITIES:

- Manage the full leasing cycle for affordable housing units, including marketing, applicant intake, screening, and lease execution
- Process housing applications and ensure all documentation is complete, accurate, and compliant
- Verify applicant eligibility, including income certification, asset calculation, and household composition
- Conduct initial, annual, and interim recertifications in accordance with program guidelines
- Maintain waiting lists and ensure fair housing and lottery procedures are followed (e.g., NYC Housing Connect when applicable)
- Explain lease terms, program requirements, and tenant responsibilities clearly to applicants and residents
- Ensure all leasing activities comply with LIHTC, HUD, Section 8, HPD, HDC, and/or DHCR regulations
- Collaborate with compliance teams to ensure proper file documentation and audit readiness
- Track unit availability, leasing metrics, and occupancy targets
- Provide excellent customer service while maintaining sensitivity to diverse and low-income populations
- Assist with audits, inspections, and file reviews conducted by regulatory agencies

ESSENTIAL JOB FUNCTIONS:
- While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to handle or feel; and reach with hands and arms.
- Office-based with visits to managed properties
- May require travel within New York City for audits and inspections
PREFERRED SKILLS AND QUALIFICATIONS:
- High school diploma required;
- 2+ years of leasing, property management, or affordable housing experience
- Familiarity with affordable housing programs such as:
- LIHTC (Low-Income Housing Tax Credit)
- Section 8 / HUD programs
- NYC HPD, HDC, or DHCR guidelines
- Experience with tenant income certification and verification processes preferred
- Knowledge of Fair Housing laws and regulations
- Strong customer service and interpersonal skills
- Detail-oriented with strong organizational ability
- Ability to interpret and apply housing program rules and income guidelines
- Effective communication skills (written and verbal)
- Proficiency in property management software (e.g., Yardi, RealPage) and Microsoft Office
- Ability to manage multiple applicants and deadlines in a fast-paced environment
- Bilingual (Spanish or other languages) a plus in NYC markets
