Maintenance/Facilities Manager, Class A Multifamily

This company located in Wilmington is looking for a Maintenance/Facilities Manager to join their growing team. This person will assist with two high rise multifamily properties reporting to the Property Manager. This company offers room for growth in the area and has multiple divisions.
Duties Include:
- Manage and direct all daily maintenance operations to ensure the property remains safe, attractive, and well-maintained.
- Provide leadership, coaching, training, and performance guidance to maintenance team members.
- Support recruiting, interviewing, and onboarding efforts for maintenance personnel.
- Assign, schedule, and prioritize work orders and preventive maintenance activities.
- Collaborate with the Property Manager to achieve operational objectives, resident satisfaction goals, and capital improvement initiatives.
- Oversee apartment turnovers, renovations, inspections, and move-in preparations to ensure quality standards are met.
- Monitor and preserve the property's overall appearance, curb appeal, and physical assets.
- Ensure resident maintenance requests are addressed efficiently, courteously, and within established service standards.
- Conduct routine property inspections and site walks in partnership with the Property Manager to identify maintenance needs and opportunities for improvement.
- Coordinate and supervise outside vendors and contractors, ensuring work is completed professionally, on schedule, and within budget.
- Maintain detailed records of maintenance activities, preventive maintenance schedules, inventories, inspections, and MSDA documentation.
- Foster a culture of workplace safety and enforce adherence to company policies and OSHA regulations.
- Participate in an on-call rotation to respond to after-hours emergencies, including evenings, weekends, and holidays.
- Troubleshoot and repair HVAC, electrical, plumbing, appliance, carpentry, and other building systems.
- Inspect, maintain, and coordinate service for critical property infrastructure, including boilers, generators, fire alarm systems, and heating equipment.
- Perform a variety of general maintenance tasks, including painting, roofing, masonry, fencing, concrete repairs, and light custodial duties.
- Assist with weather-related operations, including snow removal, and support emergency preparedness and response efforts as needed.
Qualifications:
- 5+ years of maintenance experience required
- OSHA certification required
- EPA certification
- HVAC Universal certification is a plus
- HS Diploma or Equivalent
