Summary

Mosser Construction is seeking an experienced Project Manager to join our General Building team in Fremont/Toledo, Ohio. This role is responsible for leading complex commercial construction projects from preconstruction through closeout while working collaboratively with owners, architects, engineers, superintendents, estimators, subcontractors, and project teams to ensure successful project delivery.

  • Corporate office buildings
  • Large commercial renovations and additions
  • Occupied facility renovations
  • Design-Build and Construction Manager at Risk (CM-R) projects

KEY RESPONSIBILITIES

Project Management

  • Lead projects from preconstruction through final closeout, ensuring successful execution of scope, schedule, budget, quality, and safety objectives.
  • Develop, manage, and monitor project schedules, budgets, contracts, and procurement activities to ensure timely and cost-effective project delivery.
  • Maintain overall responsibility for project financial performance, including budgeting, forecasting, cost-to-complete projections, subcontractor buyout, change order management, and project profitability.

Preconstruction & Planning

  • Collaborate with Estimators during preconstruction, including constructability reviews, subcontractor selection, value engineering, procurement planning, and project execution strategies.
  • Participate in bid pursuits and negotiated work by providing operational input throughout the preconstruction process.

Client & Team Leadership

  • Build and maintain strong relationships with owners, architects, engineers, consultants, subcontractors, and internal project teams.
  • Lead owner meetings, project coordination meetings, and progress reviews while proactively communicating project status, challenges, and solutions.
  • Work closely with Superintendents to coordinate field operations, manpower, equipment, logistics, and subcontractor activities.

Subcontractor & Vendor Management

  • Manage subcontractor procurement, contracts, performance, and coordination while maintaining high standards for quality, safety, and schedule adherence.
  • Foster collaborative relationships with trade partners to promote successful project outcomes.

Risk Management

  • Identify project risks early and develop proactive mitigation strategies related to safety, constructability, schedule, cost, quality, procurement, and owner expectations.
  • Manage RFIs, submittals, change orders, punch lists, commissioning activities, and project closeout documentation.

Operational Improvement

  • Support continuous improvement initiatives by identifying opportunities to improve project delivery, operational efficiency, quality, and client satisfaction.


REQUIRED SKILLS & ATTRIBUTES

Leadership Excellence

Proven ability to lead, mentor, and develop project teams while fostering a collaborative, accountable, and solution-oriented environment.

Project Execution

Demonstrated success managing complex commercial construction projects from preconstruction through closeout while consistently delivering projects on schedule and within budget.

Financial Acumen

Strong understanding of budgeting, forecasting, cost management, subcontractor buyout, change management, and project financial performance.

Communication

Excellent written and verbal communication skills with the ability to effectively interact with owners, architects, engineers, subcontractors, field personnel, and executive leadership.

Complex Commercial Construction

Experience managing projects involving structural steel, reinforced concrete, complex MEP systems, occupied facilities, phased construction, and technically challenging commercial or institutional buildings.

Safety & Quality

Commitment to maintaining the highest standards of safety, quality, and risk management throughout all phases of construction.


QUALIFICATIONS

Education

Bachelor's degree in Construction Management, Engineering, Business, or a related field.

Experience

  • 10+ years of progressively responsible Project Management experience with a commercial General Contractor preferred.
  • Demonstrated success managing complex ground-up and major renovation projects from preconstruction through closeout.
  • Experience serving as the Project Manager responsible for overall project execution, subcontractor coordination, budgeting, forecasting, scheduling, owner communication, and project financial performance.

Preferred Project Experience

Experience managing one or more of the following project types is strongly preferred:

  • Manufacturing and industrial facilities
  • Healthcare and medical buildings
  • K-12 schools
  • Higher education facilities
  • Municipal and government buildings
  • Corporate office buildings
  • Large commercial renovations and additions
  • Occupied facility renovations

Software

Experience with construction scheduling and project management software is preferred, including:

  • Primavera P6
  • CMiC
  • Procore
  • Bluebeam (preferred)
  • Microsoft Office Suite

Contract Delivery

Experience with Design-Build, Construction Manager at Risk (CM-R), and other alternative project delivery methods is preferred.

Financial Management

Demonstrated experience managing project budgets, forecasting, cost-to-complete projections, subcontractor buyout, change order management, and overall project profitability.
