Field Manager
Job Description
We are seeking an organized, reliable, and hands-on Field Manager to oversee day-to-day on-site operations across our property portfolio. In this role, you will act as the face of the company on the ground—showing properties to prospective tenants, performing routine and turnover site inspections, documenting property conditions, and managing trade contractors on-site. The ideal candidate thrives in a fast-paced environment, moves easily between tasks, and possesses strong communication and time-management skills.
Key ResponsibilitiesProperty Showings & Tenant RelationsConduct in-person property walkthroughs and showings for prospective residents.
Answer questions regarding lease terms, property amenities, and local neighborhood details during showings.
Facilitate move-in and move-out walkthroughs with residents, completing official inspection checklists.
Perform regular on-site property inspections to assess condition, cleanliness, safety, and code compliance.
Take high-quality, comprehensive photo and video documentation of property conditions, repair needs, move-in/move-out states, and work completed by contractors.
Promptly upload photo logs and inspection reports to the property management system.
Contractor & Vendor Coordination
Meet vendors, tradespeople, and third-party contractors on-site to provide access and outline scope of work.
Monitor progress on property turns, turnovers, and major maintenance projects to ensure work meets quality standards and timelines.
Verify completion of vendor tasks before final invoice sign-offs.
Deliver field notices, lease violations, or administrative correspondence to resident doors when necessary.
Manage lockbox placement, key assignments, and property access control.
Report safety hazards, emergency repairs, or unauthorized occupants immediately to management.
Experience: 1–3 years of experience in property management, real estate, construction coordination, or a related field role.
Driver’s License & Transport: Valid driver’s license, reliable personal vehicle, and a clean driving record (mileage reimbursement provided).
Tech Proficiency: Comfortable using smartphones, property management apps, and digital photo storage tools on the go.
Communication: Excellent interpersonal skills with the ability to maintain professionalism with residents, team members, and external contractors.
Problem-Solving: Strong situational awareness, attention to detail, and ability to handle unexpected issues on-site independently.
Physical Demands: Ability to stand, walk, climb stairs, and navigate varied property environments throughout the day.
