We are seeking a driven and detail-oriented Loan Partner (LP2) Pre-Approval Specialist to manage borrower prequalification, pre-approvals, and pipeline execution for a high-performing mortgage team.

The Loan Partner Pre Approval Specialist role plays a critical role in ensuring loans are structured properly, communicated clearly, and closed on time.

This role works closely with the Loan Officer, borrowers, processors, underwriters, and third-party partners to maintain on-time closings while delivering a concierge-level borrower and referral partner experience.

Compensation:

$55,000 - $65,000 plus per file bonus


Responsibilities:

Essential Duties of this Position

Prequalify

  • Serve as an available resource for referral partners when the Loan Officer is unavailable

  • Engage in soft qualification conversations to help assess general borrower readiness and scenario viability

  • Answer referral partner questions such as Condo warrantability, Bank statement borrower scenarios, recasting, and general loan structure questions

  • Communicate effectively with all referral partners (Realtors, financial advisors, builders, and other partners) using clear, accurate, and compliant language

Pre-Approve

  • Accurately pre-approve qualified borrowers

  • Prepare payment and scenario requests

  • Proactively engage pre-approved buyers

  • Communicate effectively with referral partners

Pipeline Management

  • Onboard all new contracts for rate lock consultation

  • Submit applications to processing for disclosures

  • Execute borrower updates, pre-closing, and funding calls

  • Perform daily pipeline “gauge checks”

  • Attend pipeline meetings and milestone reviews

  • Deliver consistent borrower and Realtor updates

  • Review Closing Disclosures for accuracy

  • Conduct pre-closing and congratulatory funding calls

  • Provide post-closing support and urgent after-hours assistance

  • Ensure loans close on time

  • Resolve loan issues prior to LO escalation

Additional Role Expectations

  • Maintain high professionalism in all written and verbal communication

  • Act as a concierge between borrowers and business partners

  • Consistently exceed borrower and referral partner expectations


Qualifications:
  • Hold at least one active, valid state MLO license through the NMLS

  • Minimum of 5 years of mortgage loan officer assistant who qualifies borrower or origination experience

  • Will obtain an Iowa state license within 30 days of starting employment

  • Proficient in DU/DO, LP, and investor guidelines

  • Experience with Encompass LOS

  • Strong verbal and written communication skills

  • Excellent organization, prioritization, and time management

  • Ability to collaborate across departments

  • Completion of regulatory and compliance training
