We are seeking an experienced Assistant Property Manager to join a multifamily residential community in the Hamburg, NY area.
This is a hands-on opportunity for a property management professional who enjoys being involved in the day-to-day operations of a community and understands that successful property management requires a balance of resident service, financial accountability, leasing, organization, and follow-through.
Working closely with the Property Manager, the Assistant Property Manager will help oversee daily property operations while serving as an important point of contact for residents, prospects, vendors, maintenance personnel, and the onsite team.
This is an excellent opportunity for someone with established multifamily experience who is ready to contribute immediately while continuing to grow within property management.
What You'll Be Responsible For
The Assistant Property Manager will support the Property Manager with the overall operation and performance of the community, including:
- Assisting with daily property operations and administrative responsibilities
- Supporting the Property Manager and assuming additional property responsibilities when the manager is unavailable
- Maintaining accurate resident records, account information, reports, and documentation
- Receiving and accurately recording rents, deposits, application fees, and other payments
- Assisting with delinquency follow-up and appropriate resident notices
- Processing move-ins, move-outs, and security deposit documentation
- Coordinating and processing lease renewals
- Supporting leasing activities, including responding to prospective residents, conducting tours, and assisting with the application process
- Maintaining regular communication with current and prospective residents
- Responding professionally to resident questions and concerns
- Receiving resident service requests and coordinating with the maintenance team for prompt attention
- Following up with residents after service requests are completed
- Assisting with move-in, move-out, and vacant apartment inspections as needed
- Monitoring the property while onsite and communicating maintenance, curb appeal, or operational concerns
- Maintaining required daily, weekly, and monthly property reports
- Keeping leases, resident documentation, and property records organized and accurate
- Supporting resident retention and property marketing efforts
- Maintaining awareness of local market conditions and competing communities
- Conducting business in accordance with company policies, Fair Housing requirements, and applicable federal, state, and local regulations
What We're Looking For
The ideal candidate has previous experience in multifamily or residential property management and is comfortable working with both the administrative and resident-facing sides of property operations.
Minimum/Preferred Qualifications
- 2+ years of Assistant Property Manager, multifamily property management, leasing, or closely related residential property management experience
- Experience with resident accounts, rent collection, and delinquency follow-up
- Working knowledge of the leasing process, renewals, move-ins, and move-outs
- Strong resident relations and customer service skills
- Ability to communicate professionally during challenging resident or collection conversations
- Strong administrative, organizational, and follow-through skills
- Comfortable using computers, email, property management software, online resident systems, and standard office technology
- Ability to maintain accurate records and handle confidential information appropriately
- Strong written and verbal communication skills
- Ability to prioritize multiple responsibilities in a busy onsite environment
- Working knowledge of Fair Housing practices
- Dependable, professional, and team-oriented approach
Schedule
This is a full-time, onsite position scheduled for approximately 40 hours per week.
Candidates should have flexibility to work a schedule based on property needs, which may occasionally include weekends or holidays.
Compensation
$23.00–$25.00 per hour, based on experience and qualifications.
Candidates with direct multifamily Assistant Property Manager experience and strong backgrounds in collections, leasing, resident relations, and property operations may be considered toward the higher end of the range.

Additional Requirements
The position may require local travel related to property operations. Candidates must have:
- A valid driver's license
- Reliable personal transportation
- Current automobile insurance

The Person We're Looking For
We're especially interested in someone who understands that being a successful Assistant Property Manager is more than completing administrative tasks.
You should be comfortable moving between responsibilities throughout the day—following up on a resident account, helping a prospective resident, processing a renewal, coordinating with maintenance, reviewing property reports, and helping resolve a resident concern.
You don't have to know everything on day one, but you should bring a solid foundation in property management, strong follow-through, good judgment, and a genuine interest in taking ownership of your responsibilities.
