Job Description
Join our growing Construction team and play a key role in delivering exciting retail development and redevelopment projects across the South region. Based in our Roswell, GA office and reporting to the Vice President of Construction, you will oversee a diverse portfolio of retail construction initiatives, including tenant buildouts, capital improvements, redevelopment projects, and select ground-up developments across company-owned and managed shopping centers.
This role is ideal for a hands-on construction professional who thrives in a fast-paced retail environment and enjoys collaborating with national retailers, architects, consultants, contractors, and internal stakeholders to bring projects to life. You'll have the opportunity to manage multiple projects from concept through completion, ensuring successful delivery on schedule, within budget, and in accordance with lease and company commitments.
Regular travel throughout the region is required.
What You'll Do:
- Lead the planning, budgeting, scheduling, and execution of retail construction projects, including tenant improvement projects, tenant coordination efforts, redevelopment initiatives, and select new construction projects.
- Serve as the primary construction partner for tenants, guiding projects from lease execution through store opening.
- Manage landlord work and tenant improvement projects to ensure all lease obligations are fulfilled on time and within budget.
- Coordinate with national, regional, and local retailers to support successful project delivery and seamless store openings.
- Review and negotiate construction-related lease exhibits and provide budgeting and constructability input during lease negotiations.
- Manage project due diligence, including design review, permitting, entitlements, and consultant coordination.
- Oversee bid solicitation, contractor selection, contract negotiations, and project procurement activities.
- Direct architects, engineers, consultants, and contractors to ensure quality standards, schedule milestones, and budget objectives are achieved.
- Monitor project progress, proactively identify risks, and implement solutions to keep projects moving forward.
- Partner with Property Management, Leasing, Development, Legal, and Finance teams to align project goals and priorities.
- Support capital improvement and redevelopment projects that enhance the customer experience and strengthen property performance.
- Maintain regular communication with stakeholders, providing clear project updates and status reporting.
What You'll Bring:
- 4+ years of project management experience in commercial retail construction, tenant improvements, tenant coordination, or shopping center development.
- Demonstrated experience managing multiple projects simultaneously in an owner, developer, retail, or general contracting environment.
- Strong understanding of retail tenant buildouts, landlord work, construction sequencing, and store opening requirements.
- Experience working with national and regional retailers and coordinating projects within occupied shopping centers.
- Knowledge of estimating, budgeting, scheduling, permitting, contract administration, and construction project delivery.
- Ability to read and interpret architectural, structural, civil, and MEP drawings.
- Strong negotiation, problem-solving, and decision-making skills.
- Proficiency with construction management software and Microsoft Office applications.
- Working knowledge of AutoCAD is preferred but not required.
- Willingness to travel throughout the assigned region.
