Apartment Maintenance Lead

We’re looking for a dependable, hands-on Lead Maintenance Technician to run the day-to-day operations at our 11-story high-rise apartment building in Houston.

If you know your way around a chiller, can keep two elevators running smoothly, and know how to lead a small team, you'll fit right in. We need someone who isn't afraid to roll up their sleeves, solves problems fast, and takes pride in keeping the building in top shape for our residents.

Key Responsibilities

• High-Rise Operations: Manage central building systems, including chillers, boilers, pumps, and elevator maintenance vendors.
• Team Leadership: Lead and direct daily tasks for a small maintenance team.
• Service Requests & Make-Readies: Complete complex work orders (plumbing, electrical, HVAC) and oversee unit turns on schedule.
• Preventative Maintenance: Conduct routine inspections of mechanical rooms, roofs, fire systems, and common areas.
• On-Call Rotation: Respond to after-hours emergency calls on a rotating schedule.

Qualifications

• Experience: 3+ years in multi-family maintenance, with high-rise, commercial, or central-plant experience.
• Certifications: EPA Universal or Type II preferred. (CPO is a plus).
• Technical Proficiency: Strong knowledge of chillers/boilers, elevators, plumbing, electrical, and appliance repair.
• Requirements: Valid Driver’s License, basic tool set, and strong troubleshooting skills.
