Lead a Portfolio. Drive Results. Build a Team - Operations Manager

We're seeking an experienced Operations Manager to oversee the financial and operational performance of a multi-site property portfolio. Reporting to the VP of Operations, this role is ideal for a strategic leader who can balance financial oversight with hands-on team development — someone who thrives on turning strong properties into exceptional ones.

Portfolio Oversight
Direct daily operations across multiple properties, ensuring corporate standards, occupancy goals, and maintenance benchmarks are consistently met.

Financial Management
Build, review, and manage annual property budgets. Analyze monthly financial variances and implement cost-control strategies that maximize portfolio NOI.

Team Leadership
Recruit, train, and mentor Property Managers. Conduct regular performance evaluations and foster a culture of accountability and high performance.

Operational Strategy
Develop and enforce standardized operating procedures (SOPs) for leasing, maintenance, customer service, and vendor procurement across the portfolio.

Risk & Compliance

Ensure all properties strictly comply with California landlord-tenant laws, Fair Housing regulations, and OSHA safety standards.

Requirements

• 5+ years of multi-site property management experience, with a proven track record managing portfolios of 1,000+ units or 5+ separate assets
• Bachelor's degree in Business, Real Estate, Finance, or a related field strongly preferred
• Strong financial acumen, including a deep understanding of ROI, NOI, cap rates, and general ledger accounting
• Proficiency in enterprise property management systems such as Entrata, Yardi, RealPage, or AppFolio, along with advanced Excel skills
• Ability to travel regularly (up to 50%) to visit regional property sites and conduct inspections
• Industry certifications such as CPM or CAPS are highly desirable
