Key Responsibilities:
- Quantity Takeoffs: Complete highly detailed material, labor, and equipment takeoffs from structural blueprints and architectural drawings.
- Bid Management: Prepare accurate conceptual, schematic, and hard-bid estimates for comprehensive commercial building projects.
- Vendor & Sub Contractor Out-reach: Build and maintain strong relationships with local subcontractors to secure competitive, scoped pricing.
- Scope Realignment: Review subcontractor proposals to ensure zero scope gaps and eliminate redundant costs prior to bid day.
- Historical Cost Analysis: Maintain and update unit cost databases to reflect current market pricing and regional material trends.
Qualifications:
- Bachelor’s degree in Construction Management, Civil Engineering, Finance, or equivalent field experience.
- 2–5+ years of dedicated estimating experience specifically focused on commercial building projects.
- Advanced proficiency with estimating software (e.g., On-Center On-Screen Takeoff, Bluebeam, WinEst, or Edge).
- Exceptional understanding of CSI MasterFormat divisions, commercial MEP systems, and structural assemblies.
- Strong negotiation skills and a highly strategic mindset on bid day.
