Residential Superintendent

Overview
A rapidly growing construction, real estate, and asset management company is seeking an experienced Residential Superintendent to manage and oversee general contractors, ensuring projects are completed on time and meet our quality standards. Our projects include new multifamily developments, single-family homes, townhomes, and the rehabilitation of existing single-family properties.
This role requires excellent communication skills and the ability to collaborate effectively with consultants, general contractors, subcontractors, and inspectors.
Duties
- Work with General Contractors and Sub-Contractors to manage project coordination.
- Attend construction meetings and submit weekly reports to Construction Managers.
- Collaborate with General Contractors, Architects, Engineers, Subcontractors, etc. to determine project needs.
- Monitor construction processes and activities.
- Monitor and report on project progress.
- Monitor inspections and construction permits from local authorities.
- Resolve on-site issues and emergencies.
- Report to Asset Management issues that need further discussion.
- Responsible for walk-throughs, punch-list resolution, and closeout procedures.
- Hire Subcontractors as necessary for supplemental work to projects.
- Perform other duties as assigned.
Required Qualifications
- High school diploma or equivalent.
- Minimum of five years of relevant construction site management experience.
- Ability to read blueprints, design layouts, and other construction documents.
- Advanced proficiency in Microsoft Office, specifically Excel, Word, and PowerPoint.
- Strong analytical, organizational, problem-solving, and time-management skills.
- Ability to multitask, prioritize, and work independently.
- Excellent communication skills.
Preferred Qualifications
- Bachelor’s degree in construction management or a related field.
- Minimum of five years of experience independently managing construction job sites.
