Job Description

The Roaving Building Engineer plays a key role in maintaining safe, efficient, and reliable building operations across multiple facilities. This position focuses on responding to tenant work orders, performing preventive maintenance, and completing repairs on a wide range of HVAC and building systems. The engineer ensures optimal performance of mechanical equipment, supports water treatment processes, and contributes to a well-maintained and compliant building environment.

Responsibilities

  • Respond to and complete tenant work orders in a timely and professional manner, ensuring high levels of service and satisfaction.
  • Perform preventive maintenance, service, and repairs on building HVAC equipment including boilers, air compressors, air handlers, self-contained units, rooftop units, cooling towers, pumps, fans, motors, and all associated controls, gauges, and sensors.
  • Conduct water treatment testing to confirm proper chemical levels in chilled water, condenser water, and hot water systems, and take corrective action when needed.
  • Perform weekly checks and exercising of fire pumps and emergency generators to ensure readiness and reliability.
  • Complete painting of mechanical rooms, equipment, and piping to maintain a clean, organized, and professional appearance.
  • Carry out minor carpentry work as needed to support facility upkeep and repair.
  • Use computers and mobile phones to generate and respond to emails and texts, and to manage work orders and communication.
  • Perform duties as assigned by supervisors, following established procedures and safety standards.
  • Work effectively as a team member, collaborating with colleagues to support building operations and service delivery.
  • Provide oversight and mentorship to less experienced team members, sharing knowledge and promoting best practices in building maintenance and safety.

Essential Skills

  • Hands-on experience with HVAC systems, including troubleshooting, maintenance, and repair of boilers, air compressors, air handlers, self-contained units, rooftop units, cooling towers, pumps, fans, and motors.
  • Knowledge of plumbing systems and facility maintenance practices.
  • Familiarity with pneumatic systems and building automation systems (BAS).
  • Ability to perform water treatment testing and interpret results to maintain proper chemical levels in building water systems.
  • Comfort working with computers and mobile phones to manage emails, texts, and work orders.
  • Strong teamwork skills with the ability to collaborate effectively with other engineers and building staff.
  • Capability to provide guidance and mentorship to less experienced team members.
  • Attention to detail and ability to follow safety procedures in environments involving mechanical, electrical, and chemical hazards.

Additional Skills & Qualifications

  • Experience in facility maintenance within commercial or multi-building environments.
  • Basic carpentry skills for minor repairs and improvements.
  • Painting skills for maintaining mechanical rooms, equipment, and piping.
  • Ability to work independently while also contributing to a team-oriented environment.
  • Strong communication skills for interacting with tenants, colleagues, and supervisors.
  • Willingness to be on call on a rotating schedule and respond to after-hours issues as needed.

Work Environment

This role follows a Monday through Friday schedule from 7:00 a.m. to 3:30 p.m., with on-call responsibilities approximately once every three to four weeks. The work takes place in active building and mechanical environments and may involve exposure to electricity, various types of equipment, moving mechanical parts, sharp objects, hand, pneumatic, and power tools, hot, wet, and humid conditions, high and precarious places, toxic or caustic chemicals, open flames, and pressure vessels. The position interacts regularly with portfolio engineering leadership and property operations teams, requiring adherence to safety protocols and comfort working in industrial and mechanical spaces.

Pay and Benefits

The pay range for this position is $66500.00 - $72800.00/yr.
