Ready to join Team Timberland? We are looking for an experienced Maintenance Technician who knows their craft inside and out. This Shakopee, MN community features 288 apartment homes across 12 residential buildings and one clubhouse. In this role, you’ll tackle our tougher repair jobs and work closely alongside our Maintenance Supervisor to keep daily operations running smoothly.

Responsibilities:
(include, but are not limited to)

  • Deliver Exceptional Resident Service: Respond to and complete resident work orders in a timely, professional, and thorough manner. Diagnose issues accurately, communicate solutions clearly, document completed work, and ensure repairs meet a high standard while minimizing disruption to residents.
  • Preventative and Routine Maintenance: Execute scheduled preventative maintenance programs across residential units, buildings, amenities, and mechanical systems.
  • Identify developing issues after they become costly repairs, maintain accurate records, and proactively communicate recommended repairs or replacement needs to management.
  • Maintain Property Standards and Curb Appeal: Take ownership of the physical appearance and overall condition of the community, including buildings, grounds, amenities, common areas, mechanical spaces, and resident-facing areas. Regularly inspect the property and address deficiencies to ensure the community consistently meets or exceeds company quality standards.
  • Serve as a Property-Wide Problem Solver: Act as a senior resource for diagnosing and resolving complex maintenance issues involving plumbing, electrical, HVAC, appliances, drywall, doors, locks, life-safety equipment, and other building systems. Use sound judgment to determine when repairs can be completed in-house and when specialized vendors or management support are required.
  • Execute High-Quality Make-Readies: Complete the make-ready process, including inspections, repairs, preventative maintenance, cleaning coordination, final quality-control inspections, and completion of outstanding items. Ensure every apartment is safe, functional, clean, and ready for move-in according to established turnover standards and deadlines.
  • Conduct Thorough Property Inspections: Perform routine inspections of apartments, common areas, amenity spaces, mechanical rooms, building exteriors, and other property areas. Identify safety concerns, deferred maintenance, water intrusion, equipment failures, damage, and other potential liabilities, and promptly communicate and address findings.
  • Emergency and On-Call Response: Participate in the rotating on-call schedule and provide dependable after-hours response to maintenance emergencies. Quickly assess urgent situations, take appropriate action to protect residents and the property, communicate with management and emergency vendors when necessary, and thoroughly document all emergency responses.
  • Champion Safety and Compliance: Follow all company, OSHA, manufacturer, and applicable local requirements related to maintenance operations, personal protective equipment, chemical handling, electrical and mechanical systems, equipment operation, and life-safety procedures. Identify unsafe conditions and take immediate action to protect residents, team members, vendors, and the property.
  • Manage Vendors and Specialized Repairs: Coordinate with approved vendors under the leadership of the Maintenance Supervisor when repairs or services exceed in-house capabilities. Clearly communicate the scope of work, monitor vendor performance, verify completed work, and report deficiencies to management to ensure work is completed accurately, safely, and within expected timelines.
  • Maintain Accurate Documentation and Inventory: Maintain complete and timely records of work orders, preventative maintenance, inspections, apartment turns, equipment repairs, and vendor services. Monitor maintenance inventory and supplies, communicate shortages, and help ensure essential parts and materials are available to support daily operations.
  • Support and Mentor the Maintenance Team: Under the lead of the Maintenance Supervisor, serve as a senior-level resource for other maintenance team members by sharing technical knowledge, assisting with complex repairs, reinforcing company standards, and helping ensure consistent workmanship across the property. Lead by example in professionalism, accountability, resident service, and safety.

Minimum Qualifications:

  • 2+ years of general maintenance experience; residential maintenance experience preferred
  • Ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, and all major appliances including washers and dryers
  • High school diploma or GED
  • EPA universal license for HVAC preferred
  • CPO license preferred or must be acquired within 6 months
  • Basic computer proficiency preferred
  • Knowledge of Fair Housing regulations preferred
  • Valid driver's license required

Schedule: Choice of a standard 5-day schedule (Tuesday - Saturday 8am-5pm) or a 4-day compressed schedule (Monday, Wednesday, and Friday from 7am-6pm and Saturday from 7am-4pm). Rotating on-call schedule required (additional stipend compensation provided for on-call shifts).

Compensation and Benefits:

Pay Range: $25.00 - $28.00/hr + quarterly bonuses based on property performance and exceptional customer service.

Physical Demands:

This position requires frequent physical activity throughout the community, including walking, standing, climbing stairs, and traveling between 12 residential buildings and one clubhouse building. Employees must regularly climb and descend multiple flights of stairs, as the residential buildings are walk-ups without elevators. The role requires the ability to work both indoors and outdoors for extended periods and in varying weather conditions.

The position involves frequent bending, stooping, kneeling, crouching, reaching, twisting, balancing, and working in confined or elevated spaces as necessary to inspect, repair, and maintain residential units, common areas, mechanical rooms, building exteriors, and property equipment. Employees must be able to safely lift, carry, push, and pull tools, equipment, parts, appliances, and other materials, including lifting items weighing up to 50 pounds independently and heavier items with assistance or appropriate equipment.

Employees must have the ability to safely operate and handle maintenance tools, equipment, ladders, and machinery; perform repetitive hand and wrist movements; and maintain sufficient strength, coordination, and dexterity to complete plumbing, electrical, HVAC, carpentry, appliance, and general maintenance repairs.
