Job Description

Residential Construction Project Manager

New Urban Development — Metro Detroit (Oakland, Wayne & Macomb Counties) Full-Time · Field + Office (approx. 50/50)

About the Role:

New Urban Development is hiring a hands-on Residential Construction Project Manager to keep our residential value-add construction projects moving across Oakland, Wayne, and Macomb counties. If you know construction, like being out in the field, and take pride in running clean, organized job sites with contractors who deliver — this role is for you.

You'll split your time roughly 50% field / 50% office. In the field, you'll travel between active job sites, check progress according to the scope of work, confirm quality, ensure sites are clean and safe. In the office, you'll update our software system with the day's activities and updates, coordinate materials, schedule work, and keep the construction pipeline organized and on track.

A major part of the job is keeping our contractor and labor pipeline full — building relationships with reliable local tradespeople so we always have the right crews ready when work needs to get done.

What You'll Do

Build & Manage the Contractor Pipeline

  • Find and build relationships with local contractors, carpenters, laborers, roofers, and other tradespeople
  • Keep a reliable bench of available workers and trade partners for current and upcoming projects
  • Talk with contractors about availability, pricing, scope of work, scheduling, and job expectations
  • Source new field help when projects need more hands
  • Maintain professional, dependable working relationships with vendors and crews

Supervise the Field & Quality Control

  • Travel between active rehab sites across Metro Detroit
  • Confirm the scope of work is getting done
  • Supervise contractors and workers on-site
  • Confirm assigned tasks are completed correctly and on schedule
  • Review workmanship and hold crews to quality standards
  • Ensure every job site is clean, organized, and safe
  • Catch problems early and report issues to the operations manager
  • Use our mobile app to log progress, task status, notes, and photos
  • Keep the main office updated with accurate, real-time job info

Coordinate Materials

  • Coordinate materials for active job sites
  • Confirm the right materials are ordered, delivered, and on-site when needed
  • Help keep material spending at or under budget
  • Communicate with vendors, suppliers, contractors, and the office on material needs
  • Prevent delays by making sure crews have what they need before work starts
  • Track shortages, wrong items, delivery problems, and other job-site needs

What We're Looking For

  • Experience in residential construction, remodeling, rehab, or project management
  • Help in designing the scope of work for value-add projects
  • Solid understanding of construction sequencing and job-site operations
  • Ability to supervise contractors and workers in the field
  • Comfortable traveling between multiple Metro Detroit job sites
  • Able to work roughly 50% office / 50% field
  • Strong communication skills with contractors, vendors, office staff, and management
  • Organized enough to track multiple projects, tasks, and material needs at the same time
  • Comfortable using a mobile project management tool — taking photos, updating tasks, and leaving clear notes
  • Sharp eye for poor workmanship, delays, missing materials, and incomplete tasks
  • Dependable, professional, and comfortable holding contractors accountable
