About Us -
We are a privately held land development and sales organization operating a portfolio of roughly 115 entities spanning land acquisition and development, retail land sales, seller/owner financing, RV resort and property management, utility and POA administration, and equipment/aviation assets.
About the Role -
The CFO is the senior financial leader for the entire portfolio. The CFO owns the consolidated financial picture, the capital and intercompany architecture that funds development, the tax strategy across every entity, and the systems and controls that make a portfolio of this size manageable. The role reports directly to ownership and works alongside outside counsel, outside CPA firm, lenders, and joint-venture partners.
Core Responsibilities -
Financial leadership & reporting Own consolidated and entity-level financial reporting across the full portfolio, including multi-entity roll-up, intercompany eliminations, and reporting packages. Establish and maintain the close calendar to ensure timely reports.
Capital structure Lead outside financing, project and acquisition debt, refinancing, lender and banking relationships, and intercompany lending across all projects.
Cash Flow Own cash-flow forecasting and liquidity planning across all operating and project entities.
Tax strategy & compliance Serve as the internal owner of roughly 100-returns managed with an outside CPA firm. Set the filing strategy, structure fiscal year-ends and entity types, oversee adjusting entries, K-1 delivery to outside owners, distributions and tax planning, multi-state franchise and annual report obligations, and information-return issuance.
Owner-finance portfolio Oversee an in-house lending book: note origination and servicing oversight, portfolio performance and delinquency exposure, the annual note-transfer strategy between originating and finance entities, deferred gain recognition, and the accounting and tax treatment underpinning it.
Property management & trust accounting Provide financial oversight of the resort and property management arm: escrow and trust accounting, monthly owner payout waterfalls and management fee splits, payment platform administration, hotel occupancy and sales/use tax remittance across jurisdictions, and POA financial administration.
Entity governance & transactions Lead entity formation, capitalization, and wind-down. Maintain the master ownership map across all entities and partners. Support transactional work: partner buy-ins and buyouts, JV formation, asset acquisitions and dispositions.
Risk, controls & fraud prevention Design and enforce the internal control environment — dual-control wire authorization with independent verification, positive pay, segregation of duties, documentation and coding standards, and exception monitoring. Oversee insurance and asset risk across properties, vehicles, equipment, and aviation.
Partner & counsel engagement Serve as the financial voice with joint-venture partners and outside owners, and partners with counsel on any financial matters.
Systems, automation & transformation Own the financial systems roadmap: the ERP (NetSuite) and its extensions, loan servicing platform migration, payroll, property management, and payment systems. We have invested heavily in AI-assisted automation of accounting workflows and expects its CFO to keep pushing that frontier — replacing manual data entry with tooling and turning controls into monitorable reports.
FP&A Build and own budgeting across all entities, variance and overhead reporting, project-level proforma tracking, and the profitability analysis that informs which developments and partnerships to pursue.
Team leadership Lead and develop the accounting department. Own the documentation, cross-training, and succession depth of the function so that no critical process depends on a single person.
Qualifications -
- 10+ years of progressive accounting and finance leadership
- Experience with complex entity structures, joint ventures, partnership accounting, and intercompany transactions
- Experience sourcing and negotiating project or asset-backed debt
- Real Estate or Land Development background strongly preferred
- Netsuite & Quickbooks experience strongly preferred
- CPA or MBA preferred

The challenge is a portfolio of entities with different partners, different fiscal years, different governing agreements, and different lifecycles — funded by each other and outside debt, wound down as projects complete, and reported on as a whole.
