Building Engineer / Maintenance Technician

Location: Primarily assigned to a 100,000 SF Office Building with support responsibilities across a portfolio of commercial and residential properties.

Position Summary

We are seeking a motivated, experienced and reliable Building Engineer / Maintenance Technician to join our property management team. This position will be primarily responsible for the day-to-day operation, maintenance, and tenant service needs of a 100,000-square-foot office building. The successful candidate will also provide support at other commercial and multifamily properties within our portfolio as needed.

This is a hands-on position for a self-starter who takes pride in maintaining high-quality properties, delivering exceptional customer service, and identifying opportunities for preventative maintenance and building improvements.

Essential Responsibilities

  • Perform daily building inspections and preventative maintenance.
  • Respond to tenant service requests in a professional and timely manner.
  • Troubleshoot and repair HVAC, electrical, plumbing, and mechanical systems.
  • Maintain and monitor building equipment including:
    • Air handlers
    • Boilers
    • Chillers
    • Rooftop HVAC units
    • Water heaters
    • Life safety systems
    • Elevator systems (coordinate with vendors as required)
  • Complete work orders and maintain maintenance records using property management software.
  • Assist with turnover and maintenance needs at residential and commercial properties throughout the portfolio.
  • Coordinate with outside contractors and vendors.
  • Maintain inventories of maintenance supplies and assist with purchasing.
  • Support capital improvement projects and property upgrades.
  • Participate in an on-call rotation for after-hours emergencies.
  • Ensure compliance with safety policies, building codes, and company standards.

Qualifications

  • Minimum 3 years of commercial building maintenance or building engineering experience preferred.
  • Working knowledge of HVAC, plumbing, electrical, and general building systems.
  • Experience in office, industrial, retail, or multifamily properties preferred.
  • Strong troubleshooting and problem-solving abilities.
  • Ability to work independently and prioritize multiple tasks.
  • Excellent customer service and communication skills.
  • Basic computer proficiency and ability to use work order management systems.
  • Valid driver's license, reliable transportation, and acceptable driving record.
  • Ability to lift 50 pounds and perform physical tasks including climbing ladders, stooping, and working in mechanical spaces.

Preferred Qualifications

  • EPA Certification.
  • HVAC, boiler, electrical, or building maintenance certifications.
  • Experience with preventative maintenance programs.
  • Knowledge of life safety systems and building automation systems.
  • Trade school education or related technical training.
