Reports to: Closing Supervisor

Summary of the Role

The Loan Closer is responsible for finalizing residential mortgage loans after approval, ensuring all documentation is complete, accurate, compliant, and ready for closing. This role serves as the primary coordinator between borrowers, loan officers, attorneys, and internal departments to facilitate timely closings, accurate funding, and an exceptional customer experience.

Key Responsibilities

  • Review loan files for underwriting and documentation completeness and obtain any missing information required for closing
  • Prepare and deliver mortgage commitment letters, title requests, and related closing documentation
  • Review preliminary title materials, insurance documentation, tax information, and other closing requirements for accuracy
  • Confirm all underwriting conditions have been satisfied prior to closing
  • Coordinate closing schedules with borrowers, attorneys, loan officers, and internal stakeholders
  • Prepare, deliver, and monitor Closing Disclosures in accordance with TRID requirements
  • Perform quality control and peer reviews of Closing Disclosures and closing packages
  • Prepare final closing packages, including notes, mortgages, disclosures, and related documents
  • Ensure compliance with Bank policies, investor requirements, and federal and state regulations
  • Calculate closing costs and coordinate timely funding and disbursement of loan proceeds
  • Maintain closing pipeline reports and monitor rate lock and scheduled closing deadlines
  • Participate in training, webinars, and professional development activities
  • Perform additional duties as assigned

Qualifications

High school diploma or equivalent

One to two years of lending, mortgage, or related banking experience

Knowledge of mortgage closing processes, real estate transactions, and loan documentation

Understanding of TRID, mortgage disclosures, and regulatory requirements preferred

Strong analytical, organizational, and communication skills

Ability to manage multiple deadlines in a fast-paced environment

Proficiency in standard office software and banking systems

Ability to handle confidential customer and loan information with discretion
